Notes from the homeowners…

• If the weather is nice, consider grabbing some food at The Little Deli after your visit. It's just at the end of the block (left out the front door). It will give you a good feel for the neighborhood. The pizza and sandwiches are good and the atmosphere is friendly. While they make your food, you can get a cold beer at the Fresh Plus next door.
• This block of Saint Johns is quiet, friendly and unpretentious, with lots of young families and long-time residents. Very welcoming and inclusive. Low traffic, lots of walkability. One of the holdouts against the “Dallas-ification” of the area.
• In the front yard are two beautiful, 70+ year old pecan trees. In the fall they produce a spectacular number of pecans which you can collect (or leave for the squirrels).

• The GE range in the kitchen is over 10 years old. It works great, but down the road you might want to replace it with something more your style.
• The windows in the kitchen and bathroom are new, but the rest are all original. For energy-efficiency, you might consider upgrading them eventually, if your budget allows.
• Similar story for the roof shingles. There are no leaks, but they haven't been replaced in over a decade. Fortunately, replacing them is straightforward, and reasonably affordable.
• The final upgrade we'd recommend, down the road, would be adding more insulation to the attic (perhaps at the same time the roof is re-shingled). It's another good way to keep your energy bill low, we just never got around to it.
